PLANS to breathe life back into a former pub and hotel in Llandrindod Wells have been lodged with Powys County Council.

Luke Conod of Herefordshire based Gorringe, Montague and Conod Limited has submitted a change of use planning application to convert the Ridgebourne Inn on Wellington Road in the town into three flats.

The proposal includes small alterations to the windows, changing a flat roof to a pitched roof, as well as removing pub sitting and standing areas from the garden.

The Inn closed its doors in 2017. The applicants have since tried to sell the building.Documents lodged with the application show that it was marketed for six months from October 2021 to April 2022 with an asking price of £250,000 with Sidney Phillips who are specialist hospitality and leisure property agents.

Sidney Phillips managing director Robin Mence said: “The property has been extensively marketed not only appearing in Sidney Phillips website and included in our e-marketing campaign, also being listed on the industries six principal websites.”

These include Zoopla and Rightmove websites.

Mr Mence said: “During this campaign 29 requests for sale particulars were received, 136 logged in views on our website and 7,695 total views from our website. Unfortunately resulting in no official viewings.”

A survey has also been conducted to find out whether bats have been roosting in the building.

Ecologist Eleanor Jones said: “The survey involved close examination throughout the property, both internally and externally.

“No evidence of bats was seen within the property on any of the floors, but the surveyor did not have access to the cellar, as the flooring leading to the cellar appeared unstable.”

“No further surveys are recommended.”

Llandrindod Wells Town Council discussed the planning application at a meeting in June and said that they supported the application.

A decision on the application by Powys planners is expected soon and a sustainable drainage application would also need to be approved before building work can start.
