LANDLORDS and agents in Powys who rent out properties must now register on the Rent Smart scheme.

The Rent Smart Wales scheme was formally launched last month. The new registration and licensing scheme will prevent rogue landlords and agents from letting and managing properties in Wales. It will also raise awareness by landlords, agents and tenants of their respective rights and responsibilities.

• All private landlords will be required to register with Rent Smart Wales. They will also have to register their properties

• If a landlord wants to manage the property themselves, they must demonstrate they are ‘fit and proper’ to hold a licence, and then undertake, and pass, approved training

• Alternatively, they will be able to appoint a licensed agent to manage the property on their behalf.

Landlords and agents have one year to comply with their new legal obligations, without fear of legal action.

Cllr Darren Mayor, cabinet member for housing, said: “We welcome the introduction of Rent Smart Wales as it will help us improve standards in the private rented sector in Powys, which plays a crucial role in the local housing market. The changes will help to protect tenants in the private rented sector – including those who are most vulnerable.

“Our officers have a key role to play ensuring that landlords take part in the Rent Smart Wales scheme, and although this will mean additional work for our officers, the initiative will improve our knowledge of the sector, and our engagement with private landlords.

“This will enable us to work in partnership with the sector and develop housing solutions which meet the aspirations of landlords and provide affordable housing solutions for the citizens of Powys.”
